Time, Effort, and Energy: Andy's Hard-Fought First Home Victory

Andy reached out to me on Instagram and asked if I would be willing to set up a time to chat about them wanting to buy. We met at one of my favorite local coffee shops and walked through the process from start to finish. Interestingly enough, while at the consultation, Andy mentioned that they had also met with another agent with whom I regularly work closely with!

The other agent and I chatted and ultimately decided it would be in Andy's best interest if we worked together, as we had done several times before. We set up a search for Andy and got them pre-approved with our awesome lender Abby McDaniel. Brandon Dazzo (the other awesome agent) conducted the First Discovery Day for Andy in the fall while I was out of town. I then took Andy through a fake offer review. This is something we like to do with clients early on in the process to show them what the 26-page contract looks like and how it will feel when the time comes to actually submit a real offer. After the fake offer review, we took a little bit of a pause as Andy needed to get their taxes filed.

A few months later, we were back at it aggressively showing properties to Andy throughout the spring. After looking at about 40 homes, the perfect property came on the market for Andy. We were some of the first people in the door and very quickly put together a very strong offer, which ultimately ended up winning them the house in a very competitive situation. Upon going under contract, we conducted an inspection. At the inspection, we asked the seller to address one large-ticket item, to which they completely agreed.

We were also able to have the seller leave some additional building materials that provided an advantage to the buyer and take care of a couple of items before the appraisal even happened, to ensure that we would have no issues for the FHA appraisal. I would love to say that the deal went smoothly; however, it certainly did not. Every buyer's journey is a little bit different, and this journey is one that took an abundance of time, effort, and energy, but that ultimately resulted with them getting a spectacular house.
