LoHi Duplex Officially Off The Market

John was referred to me by one of my favorite real estate agents in the world! (Thank you so much, Amy Nakos! And if anybody needs an agent in the Breckenridge area, she is the best. I'll connect you!)
John and his partner reached out to me as they were trying to figure out a potentially three-part move, which would include selling two properties and buying a new one. The alternative they were assessing was just selling one and doing an addition on the other.
Over a couple of weeks, I was able to provide them with CMAs for both of their properties and sit down with them to look at the numbers of what it would look like to sell both places and buy another. Meanwhile, they gathered bids for what it would look like to do an addition on one of their properties. One of the definitive things that was going to happen was selling John’s half duplex. While they got quotes to build an addition and assess all of their options, we went ahead and got his beautiful duplex on the market.
Luckily, John had taken such immaculate care of his property that there was not a ton to do before listing it. We had some tile installed around a fireplace, completed some minor touch-ups and repairs, had the home professionally cleaned, and then supplemented his already awesome furniture with some light staging. Shortly after, we had the property photographed, did some marketing videos, and got the home onto the market.
Within a few weeks of being on the market, we got an offer from a buyer who was interested in the home. Unfortunately, the offer was too low, and we were not able to get the deal together.
After another 60 days or so on the market and a price drop, that buyer circled back. Their offer was more reasonable this time, but still below where the property should sell. Again, we could not get the deal together.
After a few more weeks, the buyer came back FOR A THIRD TIME (along with another interested party who submitted an offer), and we were finally able to get a deal together that made sense for all parties.
Upon going under contract, the buyers conducted their inspection and sent over their list of requests. Due to having great contacts in the business and the right strategy in place, we were able to negotiate so that my client did not have to give up a dollar through the inspection process. The buyers were satisfied with the efforts that we put forth despite them not equaling any money in their pockets.
The buyers were well qualified and ultimately received an appraisal waiver. And lo and behold, just a few weeks after going under contract, we were at the closing table!
