Another Englewood Townhome SOLD

I met Alex and Andrew on a ski weekend this past winter when we were celebrating our mutual friend’s birthday. During the weekend, they mentioned that they wanted to talk to me about the potential sale of their property.


Shortly after the ski weekend, we had an initial consultation by phone and got our ducks in a row for what listing the proper would look like.


Alex and Andrew had tried to sell the property a few years prior, but unfortunately were unsuccessful in their attempts. Because of that, we wanted to make sure we had an extremely solid plan before putting the property on the market this go around.


After figuring out how to work around their current tenants, we got a plan in place for what they would need to do in order to put the property on the market. That list included some small repairs, a professional cleaning, and some staging by the amazing Pineapple Interiors. Once the property was ready to go on the market and the tenants had vacated, we made the listing active!


Unfortunately, we did not get the traction that we had hoped for at our original list price, so we needed to correct in order to stay in line with the market. Alex and Andrew followed my guidance seamlessly and were really intentional about every step they took along the way. As a result, they ended up getting a FULL-PRICE OFFER after a price reduction!


We were able to negotiate a contract that made sense for both parties. Upon getting under contract, we almost immediately received an appraisal waiver for the property, which eliminated one more potential hurdle in the deal. Through the inspection process, we unfortunately discovered that the roof needed to be replaced, but we were able to get a quote in hand for over $2,000 less than what the buyer had previously asked for.

Alex and Andrew ended up covering the cost of the roof, as any buyer would expect this during a transaction. However, as part of the inspection negotiation, we asked the buyer to move up closing and made some other small changes to put some additional money back into Alex and Andrew’s pockets to recoup some of the cost of this concession. Once this agreement was in writing, we were a little over a week away from closing, and the rest is history!


Congratulations, Alex and Andrew, on a relatively smooth deal in a very challenging market, particularly for attached properties.


You did an amazing job asking great questions, taking my guidance, and taking fast action when necessary. As a result of your thorough preparation and wise decision-making, you were able to get a great buyer and get this over with!
