Nick & Megan: First-Time Homeowners In Broomfield

Nick and Megan were referred to me by a friend of a friend! They reached out wanting to have a consultation, as they were interviewing a couple of different real estate agents. We set up a meeting that included my team member, Kristen. From the initial consultation, we all got along really well, and it seemed like a great fit. We eagerly awaited their decision to work with us.

After they decided to use us, we had another meeting to set up their search and get their process rocking! Nick and Megan had a lease that was expiring in a few months, but they also did not particularly want to be under contract prior to a pre-planned trip they had in Fiji!

We did as much as we could in terms of their search process prior to them leaving for their trip. This included a discovery day, conversations around their criteria, refining their search, drafting and reviewing an offer in detail together, etc. This positioned us perfectly so that as soon as they returned from their trip to Fiji (where they ended up getting engaged!!), we could swiftly move forward with the process. After they returned, we started aggressively touring. We just needed to wait for the right house to come on the market, and soon enough, it did.

After Nick and Megan found the property they wanted to pursue, we quickly got an offer together. The home was corporate-owned, so we knew that being the first in the door would matter in terms of the pace of the process for corporate-owned housing. After writing a clean, strong offer, we got a verbal acceptance less than 24 hours after we submitted!

Once we were under contract, we had the inspection. Through the inspection process, we were able to negotiate a few repairs and some concessions. The property also ended up appraising above the contract price, and overall, it was a relatively smooth deal! Within just a couple of weeks, we were at the closing table, allowing Nick and Megan a bit of time to transition into their new home before the end of their lease!
