Nathan & Lucia: First-Time Homeowners in Arvada

Back in January of 2023, I was looking for tenants for one of my rental properties. After doing a few showings with prospective tenants, I ended up deciding to lease to this really awesome couple—meet Nathan and Lucia!

From the beginning of the lease, Nathan and Lucia communicated that they wanted to purchase at the end of our 2-year agreement. As such, around August of this year, it was time for us to start having conversations about them purchasing a home, as our lease would be ending in a few months.

We had an initial consultation and talked about the market, after which they decided to go ahead and do a discovery day with an agent on my team. After the discovery day, we decided to wait a few more weeks to get timing right, and then they started looking more aggressively. Nathan and Lucia had specific criteria they were looking to meet on their home, and they had a very specific location in Arvada they wanted to end up in.

After about 6-8 weeks of slowly looking at properties, we were able to find them a really great home in Arvada that met their needs and their desired location! We went ahead and wrote an offer on the property and got them under contract!

The deal itself went incredibly smoothly! There was next to nothing that came up in the inspection; however, we were still able to get a couple of items covered during the negotiation. The appraisal came back at value and the loan process as a whole was a breeze, thanks to Virginia Shank at Modern Mortgage!

After about 10 days of being under contract, we essentially had all of the information needed in order to close; however, we initially negotiated about a 45-day closing in order to accommodate the buyers' needs and to meet the sellers' moving goals. Essentially, we twiddled our thumbs for 30 days, and then, lo and behold it was time for closing!

Congratulations Nathan and Lucia! Although I am sad to lose you as great tenants, I am so excited for the two of you to start this next chapter of your lives! Wishing you all the best! Cheers!
