Meg and Ian were referred by a lovely past client. They reached out to me about buying their first home in the late summer and we quickly scheduled a consultation! I immediately loved them and their energy.
We got them approved with a lender and got their search set up in a short time. They ultimately started their search just a couple of weeks before my wedding in September and on their first set of showings, they found a house that they loved! We got them under contract on that home, but then ran into some unresolvable issues at inspection. They ultimately terminated and went back to searching.
After a few more weeks of looking, they found a house that they were interested in. By that time, the market had changed quite a bit from when they originally started looking, so we took some extra time getting an offer together before getting it under contract.
We were able to negotiate $15,000 of concessions up front, along with about $12,000 of inspection items! In addition to that, when I ran comps on the property it was worth at least $25,000 more than what they paid for it; however, they ended up receiving an appraisal waiver so we will never know exactly how much they underpaid for this house!
