Mark & Stephanie: Repeat Clients & New Littleton Homeowners

Stephanie and Mark are two of my favorite and most loyal past clients! Over the years, they’ve referred several amazing clients my way—something I’m always deeply grateful for. So when they reached out to share the exciting news that they were expecting another kiddo, I was absolutely over the moon for them!

After their newest addition arrived, they realized their current layout no longer fit their growing family. We quickly got to work on a game plan to help them sell their home and buy a new one—without causing too much disruption. The goal: move just once while still getting the best of both worlds on the buy and sell side.

We front-loaded a ton of preparation to make everything as seamless as possible. That included a full buyer consultation, seller consultation, securing their lending, setting up a personalized MLS search, scheduling a discovery day, and doing additional showings to really dial in what “the one” would look like, all before putting their current home on the market.

Once we had a solid plan, we listed their home—and within just a few weeks, it was under contract with multiple offers on the table! We were able to negotiate in a lease-back for them, so that they would have close to 60 days after Closing to find, close and move into their replacement home. That same weekend, they also found a new home they loved, and once we had their home under contract, we were able to move forward with getting under contract in a multiple offer situation on the new one!

The new house truly checked all of their boxes: a fantastic location, a walkout basement, a cozy yard, and a layout that made sense for keeping the kids close while still giving them space to grow!

When we first toured the property, the listing agent was actually holding an open house. Thanks to the great rapport I built with him that day—and despite the fact that we were contingent and not the strongest offer—they chose to work with us because they felt confident in our ability to get the deal done.

Mark and Stephanie were ecstatic everything lined up the way it did. We were able to negotiate some solid inspection repairs and concessions, and before we knew it, they were at the closing table—successfully moving just once into their new forever home.
