Lora: Repeat Client & Newest Denver Homeowner


Lora and I met on a camping trip with some mutual friends a handful of years ago. On that trip, we hit it off and stayed in touch afterward. Years later, I was absolutely thrilled when Lora reached out about wanting to work with me to sell her home and buy another. We met for coffee and figured out a plan. It turned out that Lora needed to sell her home in Loveland before buying a home here in Denver. We hashed out the details to make sure she’d walk away with as much money as possible and avoid having to move twice.


For the sale of her home in Loveland, we were able to negotiate what’s called a Post-Closing Occupancy Agreement (PCOA), which allows the seller to remain in their home for a certain period of time after closing. We sold her home for $15,000 over list price in a smooth transaction, and secured the PCOA. Shortly after, we found Lora a really great home in South Denver!


We went under contract quickly and were able to get quite a few items covered during inspection. The property also appraised over contract price—which means Lora is walking into instant equity!


Just a few weeks later, Lora was closing on her ideal new home and had the time she needed to move out of her Loveland home. Because we were able to time everything so well, she only had to move once—avoiding the hassle of a short-term rental or crashing with friends.
