Kyle originally reached out to me at the beginning of this year, wanting to better understand the home-buying process. We had an initial consultation, and shortly after, he and Casandra decided they wanted to wait a bit.
Fast forward a few months, and they decided it was time to start looking! We set up another consultation, followed by a discovery day. After seeing six homes that day, they felt confident about identifying what they truly wanted. We went to see two more properties that caught their interest, and sure enough—one of them was the perfect home. We quickly put together an offer with the builder and negotiated a lot!
We were able to secure $10,000 in concessions, they used their preferred lender (Cher Cruz at Guild Mortgage) instead of the builder’s, the builder covered my full commission (not what was being offered), we got all additional transfer and HOA fees covered by the builder, we selected a closing date that made the most sense for them, AND we even negotiated a repair upfront! The builder (Meritage Homes) was absolutely fantastic to work with!

You can absolutely ask questions and negotiate with the help of your agent! Pro tip: Make sure you work with an agent who isn’t afraid to negotiate—even when the odds of success seem low!]
