How a Listing Shoot Turned Into Megan & Hayden Finding Home

Megan and I met about a year ago when I first hired a company that she works for to do my listing videos for properties that I was listing for sale (shout out to Just Pended for being the best in the business!). Megan and I had a pretty instant connection. I found myself requesting her for all of my listings afterwards. Over about a year of getting to know one another, Megan ended up mentioning at a shoot that she and her partner were thinking about buying a home. She asked if I would have a consultation with them, to which I very excitedly said yes. Of course, I was absolutely honored that Megan wanted to explore working with me considering how many real estate agents she sees on a daily basis.
Within a few weeks, we set up a consultation where I would go to meet her awesome partner Hayden. At this consultation, we did a deep dive on the process so that they knew exactly what to expect from start to finish. After our consultation, they got in touch with my amazing lender, Virginia, and soon enough, they were pre-approved, and we were out looking at homes.
On our initial discovery day, we were able to get pretty clear on what the right home would look like for them. Shortly afterwards, a home went into coming soon status on the MLS. Megan and Hayden quickly identified that this was a home that they were very excited about. We set up a showing for the first available appointment. The day that we went to look at this home, we also checked out a few others. It was evident from the moment that we walked into King Circle, however, that this was the right house for them because the home had been so meticulously maintained and thoughtfully updated.
We knew that this was going to turn into a bidding war. The listing agent asked for all offers to be submitted by Sunday. When I called her on Friday to check in on the presence of offers, Megan, Hayden, and I had a conversation about strategy and ultimately decided that a tighter deadline is what would make the most sense for them in their situation. We decided to go ahead and submit a very strong offer and gave the seller until the following evening (Saturday) to make a decision.
This caused a flurry of activity where they ultimately ended up getting multiple offers. However, we ended up on top after going under contract in a very competitive situation. We were off to the races. At the inspection, we found that we needed a new roof as well as a couple of other minor items. The seller graciously agreed to tackle all of the buyer's concerns.
Within just a few weeks, we were at the closing table, celebrating an incredibly smooth deal and an absolutely amazing home.
