Greg & Kyle: A Smooth Move and a Denver Home

Greg and Kyle originally reached out back in the fall. We met for coffee at one of my favorite local spots and talked through their goals and timing. They had recently sold their home in the Nashville area and relocated to Denver. Since they were staying with friends temporarily, they were ready to get into their own place quickly, while still making a smart investment.
After our consultation, we got their home search set up right away and secured their pre-approval with their awesome lender, Tony. Once everything was in place, we scheduled a discovery day to really dial in what the right space looked like for them. We toured several homes that day, which helped narrow their focus and priorities. Ultimately, we kept coming back to early 1900's charmers! Shortly after, I headed out of town to visit family in Ohio. During that time, my amazing showing assistant, Becca, stepped in and showed them a few more homes as they continued refining their search.
A few weeks later, the right home hit the market in their favorite area of Denver - and one of the most popular neighborhoods in the city - Wash Park West. We moved quickly to see the home on Lincoln Street and crafted a strong offer that made sense for them. After some negotiation, we were able to secure the home for $20,000–$30,000 under market value!
On top of that, we negotiated $13,000 in seller concessions, which allowed Greg and Kyle to use a 2-1 buy-down to lower their monthly payment!
[A 2-1 buy-down is a temporary buy-down paid by the seller that essentially prepays a portion of the loan for the first two years. Because that portion is prepaid, the buyer benefits from a reduced monthly payment during that time. This is a high-level overview, but it can be a great strategy when negotiated correctly!]
Once under contract, we moved quickly through inspections. From that process, we identified a few items for the sellers to address and successfully negotiated an additional $16,000 in concessions!
Thanks to the strong deal we negotiated, Greg and Kyle received an appraisal waiver while under contract, saving $600. By moving quickly through dates and deadlines with the help of a fantastic lender, we were able to move up the closing date, saving them an additional $2,500 in closing costs!!
This deal was an absolute slam dunk for my clients.
