From a Coffee Shop Consultation to Keys in Hand: Jamie & Chris’ First Home in Longmont

Jamie and Chris were referred to me by two of my good friends, Evy and Emily (Thank you both so much for trusting me with them. Referrals like this always mean a lot!!!).
When Jamie and Chris first reached out, they were in that early stage of just wanting to explore what buying a home could look like for them. We decided to meet up at one of my favorite cozy coffee shops, and during that first conversation, we really took the time to map everything out—from timeline to expectations to the full home buying process. By the time we wrapped up, they had a much clearer picture and felt ready to move forward.
Next step was getting them connected with one of my go-to lenders—huge shoutout to Abby McDaniel, who did an amazing job walking them through financing and getting them pre-approved. Once that was in place, we got their search dialed in and scheduled their Discovery Day.
On that first day out, we focused on narrowing things down—what locations felt right, what layouts actually worked for their lifestyle, and what didn’t. It gave us a really strong sense of direction. Then the second time we went out… we found it.

From there, things moved quickly. We put together a strong offer and were under contract within about 24 hours.
And this is where things got really fun—we were able to secure the home below list price and negotiate $10,000 in seller concessions upfront. While under contract, we kept pushing in their favor—negotiating additional concessions and repairs during the inspection period. To top it all off, the home appraised above the contract price, so Jamie and Chris walked into instant equity right out of the gate.
A few short weeks later, we were sitting at the closing table, and just like that—Jamie and Chris officially became homeowners in Longmont.
