They moved to the Denver area back in 2023, and I had the opportunity to help them purchase this beautiful home! Fast forward a few years, and due to a role change, it was time for them to relocate and sell their home. After getting the home ready for sale and on the market, we had an interested buyer after about two months. However, the buyer was having a hard time making a decision, so we took some unconventional steps to help them get off the fence.

Lo and behold, we ended up going under contract with that buyer! We negotiated all terms - including inspection items - at the very beginning of the transaction, so my clients knew exactly what to expect and had no surprises along the way. We also negotiated a very affordable lease-back in their Post-Closing Occupancy Agreement (PCOA).

[What is a PCOA?

A Post-Closing Occupancy Agreement allows sellers to remain in the home for a short period after closing. It’s essentially a short-term lease between the buyer and seller that provides extra flexibility during the moving process.]
