Dakini: Arvada Investor & House-Hacker

Dakini was referred to me by Laura Leathers, a friend I met at yoga teacher training back in Ecuador! One day, Laura texted both Dakini and myself saying, “Hey! I think the two of you should meet.” Dakini and I soon after met for coffee at Griffin Coffee. We got to know each other and quickly realized that we had some similar interests as female entrepreneurs. We stayed friends, and eventually she ended up wanting to make a real estate move in Denver, so she gave me a call!

After figuring out her taxes and other logistics (which is always a pain as a self-employed person), Dakini was ready to start shopping! Kristen, from my team, showed Dakini quite a few properties over the span of about two weeks before she found one she wanted to submit an offer on.

We quickly got the property under contract and were able to negotiate a 2/1 buydown to help reduce her monthly mortgage. (One of the years was paid for by her awesome lender Joe Massey - call him for similar results!). The property Dakini ultimately decided to buy was well set up for what we call a “house-hack.” House hacking involves renting out part of your property to offset your mortgage payment. This then allows you to save up for a down payment on another property.

The deal was a little choppy, but worked out well in the end! Through the inspection process, we negotiated an additional $18k in concessions, as well as several repairs on the property. Just a couple of weeks later, Dakini closed on this great home and was very happy with the overall deal!
