Christ-Anh & Mike: Out Of State Buyers Snag An Aurora New Build

I set up a consultation with Christ-Anh and Mike to figure out the best timing for their transition back to Denver. After our meeting, we went out and completed a Discovery Day!

What is a Discovery Day? A Discovery Day is when we tour 4–5 properties with a potential buyer, with zero expectation of making a purchase. The goal is to refine their criteria, explore neighborhoods they love or are considering, and provide a ton of education so they feel confident throughout the entire buying process and in narrowing down what the right home looks like for them!

During their Discovery Day, Christ-Anh and Mike weren’t quite finding homes in the condition they were hoping for, so we scheduled a few more showings. Ultimately, they decided to pursue a new build option because they wanted to move quickly and preferred to not put additional money into renovations right after closing.

They went under contract on a completed new build, and within 30 days, we were at the closing table! They also got to work with their fantastic lender, Virginia Shank at Modern Mortgage, who helped secure a smooth financing process! They were also able to lock in builder incentives that brought their purchase price down by $30,000 from the advertised price! Their appraisal also came back well over the contract price, which means they are walking into instant equity! Through the inspection process, we discovered some minor issues, but the builder took care of everything before closing too!

In less than a month, Christ-Anh and Mike closed on their brand-new home! A huge congratulations to my buyers as they begin this exciting new chapter back in Denver. And once again—thank you to Kellie for the referral!
