Carisa and Janna were referred to me through my awesome financial advisor, Davis Linden (thank you Davis!). They contacted me after needing some help getting their parents' home sold. We set up a time to meet about a week later, at which point I went over to see the house. I had the pleasure of meeting Carisa there and having her show me around her childhood home!
I instantly fell in love with the house and had a vision for what I wanted to do with it. After talking about the logistics of selling and some of the things that might make the most sense to get the most money possible for the home, Carisa trusted me with a $10,000 budget to get the home to the way I wanted it.
The very first thing I did was rip up the shag carpet, which revealed perfectly preserved hardwood floors throughout the main level. I had the rest of the interior painted, demo'ed the kitchen, put in new floors in the kitchen, painted the kitchen cabinets, bought a new stove and microwave, replaced the kitchen countertops, put in a new kitchen sink and replaced most of the electrical throughout the main floor.
There were several other minor repairs and things that occurred along the way, but we were able to get all of this done for about $11,000. In the process of doing all of these renovations, I brought a set of my buyers through the property. They absolutely loved it and wanted to go ahead and write an offer. Provided that I had an agency agreement with them AND the seller, I was in a bit of a pickle, as you cannot represent both parties in the state of Colorado. I spoke to my sellers who were adamant about me continuing to represent them, so I passed my buyers off to an agent on my team!
My sellers did decide to go ahead and accept the offer from my buyers and we went under contract! The inspection and appraisal happened quickly and everything went smoothly. Within just a few weeks, we reached the closing table.
