Brandon: Repeat House Hacker & Newest Colorado Springs Resident

Brandon, Brandon, Brandon. Where do I start with one of my favorite house hackers?! Brandon attended one of my classes a little over a year ago and learned how to start house-hacking properties. After attending the class, we found him a great property last year that he turned into a rental! Brandon was able to find an incredible 6 bedroom, 4 bathroom townhome with two kitchens, as well as a detached 2-car garage and a yard!


Brandon was able to do so well on this first house hack, that he was ready to buy another one in just a year! Fast forward to the end of 2023, when we began talking about him buying his next place. Brandon wanted to purchase down in Colorado Springs but was aware that I don't traditionally sell down in the Springs. He had a friend down there who was willing to show him properties. We worked out a deal where he would work with his friend to show him homes and then I would do all of the contracts and negotiations!


After not too long of a period of searching, Brandon found an interesting duplex down in the Springs. He ended up going under contract on that property; however, unfortunately during the inspection process, some major issues were found with the foundation and the Seller was not willing to cover those repairs. Brandon wisely decided to terminate that deal and move on with his search.


After terminating on that deal, with the help of Jordan, his agent friend, we were able to locate a new build for Brandon that came with an ADU (Accessory Dwelling Unit). Brandon went and looked at the property for a second time and decided that he absolutely wanted to move forward with it! In just a matter of days, we had him under contract on a new-build, single-family home, with an ADU and an attached garage!


The new build process as a whole was extremely smooth, and in about 30 days, Brandon was able to close on a brand new, income-producing property. It appraised over the contract price, only minor issues were found at inspection that were all handled by the builder, AND Brandon was able to utilize an FHA loan to put down as little as possible!


Congratulations Brandon on your second purchase in just a little over a year! I am so beyond proud of you and everything you have been able to do for yourself with real estate investing!
