Ashley: From Referral to First-Time Homeowner

After Ashley first reached out, we quickly set up a consultation where I walked her through the entire home-buying process and answered her questions so she could feel confident moving forward.

After our consultation, we created a timeline that made the most sense for Ashley and got her started on pre-approvals. Within just a few weeks, she was fully pre-approved and we had her set up with an online home search tailored to her needs.


Right after the New Year, we decided it was time to start with a discovery day. As always, discovery days come with zero expectation that my clients buy a home that day. They’re simply an opportunity to explore what’s on the market, ask questions, fine-tune criteria, and learn more about houses.


On this particular discovery day, though, we came across an incredible financial opportunity. A few days later, the listing dropped its price even further. Once the home was priced $40,000–$50,000 below market value, interest started flooding in. We acted quickly, put together a strong offer, and included a tight deadline.


Soon enough, we were under contract on an incredible property at an amazing price.

Thankfully, the inspection revealed very few issues, but we were still able to negotiate over $8,000 in credits. Because the property was so well priced, Ashley also received an appraisal waiver, saving her an additional $600. And for the cherry on top, we were able to close on February 12th, which is her lucky number!!
