I met Adam and Lizzie a few years ago when they reached out to me to help them purchase their first property! They were referred to me by a great, past client of mine, Karen! They were looking to buy in the most competitive season that the Denver real estate market has ever seen. As a result, it took us a little while to get them a great property. Yet, eventually, we found the one! Nonetheless, we knew that it would be a 3-5 year home for them given their family plans!
Fast forward to about a year ago when Adam and Lizzie reached out to have a conversation about selling their current property and buying their next home. During the fall of 2023, we got together a good plan for getting the home on the market and figured out our timing!
Over the winter of 2023, they started looking at properties to buy. Over the next couple of months, we looked a few homes and even wrote one offer on a property before they found the property of their dreams!
We were some of the first people in to see the home when it hit the market. Although the Seller was asking for almost 5 days in order to review offers, we decided to take a more aggressive approach to make sure that they ended up with it! We submitted an offer on the same day that they saw the home and asked for a response by the end of the next day. By the following morning, the Seller had received 3 other offers on the property as well! It turns out that we weren't the only ones interested in tying up this great place before it got crazy over the weekend.
Although we ended up not being the highest offer, we were the first offer and the listing agent and myself had great rapport. As a result, the Seller came back to us and stated what their price would be in order to work with us that day. Since it was not much higher than our original offer and still within what the property should appraise for, my Buyers agreed to give them that number! We quickly got the property under contract and were on our way into a great deal!
Through the inspection process, we negotiated getting almost $10,000 in concessions, as well as a new roof! The property ended up appraising at the contract price and everything else was a breeze!
