Sarah and John were referred to me by Ali and Ryan (Thanks so much you two!). Sarah and John were in the process of moving to Denver and looking to purchase a home here. We had a consultation and within a month or so, we started looking at properties!
We first started looking at multi-family units across Denver and Jefferson County, before ultimately narrowing it down to looking at single-family homes with the ability to build an ADU (accessory dwelling unit) in Jefferson County.
An incredible home came on the market in Wheat Ridge, which is now ADU-friendly, and after our first showing they absolutely fell in love with it! It was a competitive, multiple offer situation, but ultimately, we came out on top!
While under contract, we also successfully negotiated $37,000 in inspection credits to make sure the home was completely move-in ready in every capacity for them. The appraisal also came in at-value! Overall, the deal was smooth, although challenging to get through some of the inspection items.
