After being connected through these lovelies, Mimi and I set up a consultation to chat about her goals. We mapped out a timeline and got the lending side squared away. Before long, we were out on a Discovery Day!
[What is a Discovery Day?
A Discovery Day is when we tour 4–5 properties with a potential buyer, with zero expectation of them making a purchase. The goal is to refine the buyer's criteria, explore areas they love, and pack in a ton of education around homes so they feel confident throughout the entire process.]
After our Discovery Day, we continued touring properties over the next couple of months as new listings came on the market. Then we found the one—a perfect fit for Mimi! The property had been listed for a little while and had just fallen out of contract with a previous buyer. Thanks to that timing, Mimi was able to take advantage of the situation and we negotiated an incredible deal!
One major win: we secured $15,000 in concessions to go toward an interest rate buy-down!

A buy-down is when the seller contributes funds to reduce the interest rate on your loan, helping make your monthly payment more affordable. This is super common in today's market with where interest rates currently are.]
In addition to the $15K buy-down, we also negotiated for the seller to pay off nearly $30,000 remaining on the solar panels and to replace the roof prior to closing. After going under contract, our inspection uncovered a few more items that needed attention—and the seller agreed to handle those as well.
And to top it all off? The home appraised over the contract price, meaning Mimi is walking into instant equity.
