Last August, I helped Heather and Katie buy a beautifully remodeled, half duplex. They have been saving like crazy over the past year to be able to buy a new primary residence so they can start building their real estate portfolio in the same way that I did - via house hacking!
Over the last year, we have been getting a plan together. This summer, we started looking at houses again once they got pre-approved with their amazing lender, Abby McDaniel, with DNVR Lending.
We looked at 10-15 houses over a 2 week span, and they found one that they really loved! We were able to negotiate a great price, the property appraised for $86,000 above contract price (WOW!) and we got them a full sewer line replacement! Woohoo!
While they were under contract on this great home, they were able to secure awesome tenants for their half duplex that they bought last year, AND get their short-term rental license through the city of Wheat Ridge to provide them with more options. They also intend to house-hack their new home, by renting out multiple bedrooms in the basement to help offset the cost of the mortgage! In short, in just a 1 year period, they have purchased two properties totaling to over $1 million dollars in assets that other people will pay off for them! :)
I could not be more excited for these two as they start to build their real estate portfolio! Congrats Heather and Katie, I am so happy for both of you!
