Three Friends: Turning a Challenging Property into a Successful Sale in Denver

Park Hill home sells in 30 days despite winter timing and property challenges using strategic pricing, strong marketing, and smart inspection negotiation.

An agent at my office reached out to me while I was traveling in Mexico back in September. A few years ago, she had purchased a property with a couple of friends, but they were having trouble getting it sold. They wanted to bring in a third party to help alleviate any stress on the relationships involved.


After running comps and doing an initial consultation, we agreed on a strategy that the sellers were comfortable with. Once the price and plan were set, we quickly got to work marketing the home as effectively as possible. This property came with a few challenges: it sits on a busy road, it needs a bit of work, AND we were listing in the winter. With professional photography, staging, and the sellers’ help, we got it on the market quickly. After just 30 days, we secured an offer that made sense for the sellers. During negotiations, we were also able to get the buyers to remove their right to object at inspection.


[As a buyer, you typically have the right to terminate a deal based on inspection, as well as the right to object on inspection if there are any items you disagree with. Sometimes in negotiation, a seller will ask you to limit what you are allowed to object to, or to remove your right to object altogether. This means you can still perform an inspection and even terminate the deal based on what you find, but you cannot negotiate any repairs or you are limited in what you can ask for. This provides comfort to a Seller that they won't have to give up more money or that the Buyer won't be nit picky]


Thanks to the correct pricing strategy and the inspection negotiation, my clients were able to lock in a deal that made sense with no need for additional negotiations. This led to a smooth, stress-free transaction, exactly what this agent and her co-owners had been hoping for!


In just a few weeks, we were at the closing table, and my sellers were able to close this chapter of their lives!
