Patience, Persistence, and Finding the Right Home

One of the things I love most about real estate is seeing how every home search unfolds differently. Some buyers find the perfect home right away, while others have to navigate a few twists and turns before finding the one that truly fits. Amanda and Colleen's journey was definitely the latter, and it was absolutely worth the wait.
Amanda and Colleen were referred to me by my incredibly talented wife, Victoria, after she had the opportunity to photograph them during a photoshoot. They reached out to me late last summer, and we quickly scheduled a consultation to discuss their goals, timeline, and what they were hoping to find in a home.
One of the biggest advantages Amanda and Colleen had was time. They were still in a lease and weren't feeling pressured to rush into a purchase. Because of that, we were able to approach the process thoughtfully and strategically. Throughout the fall and winter, we spent time exploring different neighborhoods, touring homes, and conducting Discovery Days to help them better understand what they truly wanted in their next home.
As spring arrived, we found a property that seemed like a great fit. We acted quickly, submitted a competitive offer in a multiple-offer situation, and successfully got under contract. While that was exciting news, the inspection ultimately revealed concerns that made it clear this wasn't the right home for Amanda and Colleen. Walking away from a home under contract is never easy, but sometimes it's the best decision a buyer can make. Protecting their long-term interests was far more important than forcing a deal that didn't feel right.
A couple of months later, another promising property hit the market. Once again, we moved quickly and put together a strong offer that stood out to the sellers. Unfortunately, a cash buyer swooped in and secured the home. While disappointing, Amanda and Colleen remained positive and committed to finding the right fit.
Thankfully, their patience paid off.
Just a few weeks later, another home became available in their ideal neighborhood. We toured it immediately, and from the moment we walked through the door, it felt different. It offered the right size, the right location, and the best overall value with a low price and lots of room to improve. We wasted no time putting together an offer, and before long we were officially under contract.
During the inspection period, a handful of items surfaced that needed attention. Through negotiations, we were able to secure repairs and concessions from the seller, helping Amanda and Colleen move forward with confidence and peace of mind.
From there, the transaction came together smoothly. Financing stayed on track, deadlines were met, and before we knew it, we were sitting at the closing table celebrating a successful purchase.
Congratulations, Amanda and Colleen! Your patience, dedication, and willingness to learn throughout the process made it a pleasure to work with you both. Home buying is rarely a perfectly straight path, but your commitment to finding the right home instead of simply settling for a home ultimately led you exactly where you were meant to be. I'm incredibly excited to see you begin this next chapter and make lasting memories in your new home.
A special shoutout goes to our amazing lender, Abby McDaniel, for doing a knockout job as always. Having a strong lending partner can make all the difference in a transaction, and Abby once again helped ensure everything came together smoothly from contract to closing.
Cheers!
