Kay: Sold Her Golden Home For Top Dollar

Kay saw me on the cover of a magazine and reached out to set up a consultation. I visited her beautiful home in the Golden area and immediately saw its potential the moment I walked in! We sat down to talk about her timing, her needs, and put a plan together.


Kay was looking to retire after a long and successful career in pediatric nursing and wanted to relocate to Indianapolis, where her family lives. Since she planned to retire using the proceeds from the sale, it was important to her to net as much money as possible.


After several conversations, she decided to trust my recommendation of investing $25,000–$30,000 into the property in order to NET an additional $50,000–$60,000 on the sale after those improvements. With that budget, we were able to install all new flooring, update the lighting fixtures throughout the entire home, completely remodel a full bathroom, paint the entire basement (as well as other areas of the house), and take care of numerous other fixes.


After the renovations, I also recommended that Kay invest in staging, which she chose to do. We listed the home, and sure enough, during the first weekend on the market, we had a ton of showings and multiple offers!


Kay accepted the offer that best suited her and also secured a very strong backup offer shortly after. Because of the improvements she made, we were able to create a bidding war, which resulted in not only a top-dollar sale price, but also gave her leverage during the inspection process and other negotiations! As a result, she didn’t have to give up a single dollar once we went under contract all the way through closing! She also got to live in the home for 30 days after closing at no cost. Kay is absolutely ecstatic with the results of investing in the renovations and what that decision did for her—not just financially, but also in terms of the timing, thanks to the Post-Closing Occupancy Agreement.
